
Water
The property is located outside of city limits and is not served by city water. A large city owned water distribution main runs along the western edge of the site, along 63rd Street. A fire hydrant is located at the southeastern corner of the property.

Sanitary Sewer
A large sanitary sewer main crosses the southern portion of the property. This pipeline is planned for rehabilitation as part of a major sanitary sewer improvement project to increase capacity and resiliency in the system. The property does not have sanitary sewer service provided by the City of Boulder.

Storm/Flood
Boulder Creek runs along the southeastern boundary of the property and conveys stormwater and snow melt from approximately 440 square miles, including the City of Boulder, the Town of Nederland and other upstream areas. The creek extends 40 miles from the Continental Divide to the St. Vrain Creek which is tributary to the South Platte River. The eastern portion of site is within the 100-yr (1% chance) floodplain. Significant flood events occurred along Boulder Creek in 1894, 1914, 1938 and 2013.
